penAI, the company behind the popular ChatGPT chatbot, has leased 90,000 square feet of office space in Manhattan's Soho neighborhood. The firm will occupy seven floors of Kushner's Puck Building, a historic landmark that also features luxury condominiums. Details of the deal, including rent and term, were not disclosed.
The AI sector is driving growth in commercial real estate, with companies like Anthropic and Palantir signing leases in major markets across the US. San Francisco, dubbed the "AI capital of the world," has seen significant activity, with 1.7 million square feet of office space leased since ChatGPT's launch in 2022. PricewaterhouseCoopers forecasts that firms in the city could occupy 12 million square feet by 2030.
OpenAI is a major player in the AI sector, having recently leased an entire six-story building in San Francisco's Mission Bay neighborhood. The company has also subleased two buildings from Uber and plans to announce more office openings soon. Manhattan's office market is experiencing a surge, with tenants signing deals for 23.1 million square feet in the third quarter, a 25.1 percent increase year-over-year.
