Pattillo Announces New Project at Anderson Gateway Commerce Center

Atlanta-based Pattillo Industrial Real Estate, a 3rd‑gen developer of industrial buildings in the Southeast, announced it.

P
attillo Industrial Real Estate, a third‑generation privately held developer headquartered in Atlanta, is moving forward with the Anderson Gateway Commerce Center in Anderson County, South Carolina. The project will feature a Class A industrial complex of 248,000 sq ft, with flexible space options from 50,000 sq ft up to the full size. An adjacent parcel will be prepared for up to another 248,000 sq ft of build‑to‑suit industrial space.

The site sits off I‑85 at Exit 40 in Powdersville, SC, and is designed to satisfy the region’s growing need for high‑quality industrial facilities. The first building will support advanced manufacturing, light assembly, and logistics, providing immediate I‑85 access to markets such as Greenville/Spartanburg, Charlotte, Raleigh/Durham, Richmond, and Atlanta.

“We’re thrilled to deepen our investment in South Carolina and Anderson County,” said Ben Stafford, Vice President of Pattillo Industrial Real Estate. “This development underscores our commitment to job creation, capital infusion, and delivering top‑tier industrial space to the community.”

Anderson County Council Chairman Tommy Dunn added, “Anderson Gateway captures the momentum in our county. With the current industrial space shortage, it offers new career opportunities and strengthens our strategy to attract world‑class companies.”

Construction will begin promptly. Key features include a rear‑load configuration with a 32‑ft clear height, office areas, dock levelers, an ESFR sprinkler system, and LED warehouse lighting. The first phase is targeted for completion in fall 2026.

Pattillo Industrial Real Estate has built high‑quality industrial properties since 1950, operating as the largest privately held developer in the Southeast. The company specializes in developing, acquiring, and managing industrial buildings and land across Georgia, Florida, South Carolina, North Carolina, Tennessee, Kentucky, and Alabama.
