Phoenix-area industrial complex sold to TA Realty for $76 million acquisition

TA Realty buys Chandler Airpark 202 for $75.6M in cash.

A Realty has acquired the 400,000-square-foot Chandler Airpark 202 industrial park in Chandler, Arizona, for $75.6 million. The Boston-based investor paid cash for the four-building campus, located about 20 miles southeast of Phoenix, from a limited liability company affiliated with Los Angeles-based Ares Management. The seller was represented by brokers Will Strong, Michael Matchett, and Molly Hunt of Cushman & Wakefield.

    The deal is one of the largest industrial sales in greater Phoenix this year, valued at $189 per square foot. Chandler Airpark 202 features a strong tenant base, with three buildings leased to MEI Rigging and Crating and Wedgewood Pharmacy. The largest building, a 171,900-square-foot warehouse, is available for lease.

    TA Realty has retained the services of brokers Andy Markham, Mike Haenel, and Phil Haenel to lease the park. Greater Phoenix ranks second behind Dallas in terms of distribution and warehouse markets, with a significant construction pipeline and growth rate. The region's warehouse inventory grew by 44% over the past five years, with an additional 60 million square feet added.

    TA Realty, founded in 1982, manages $18.3 billion in assets across 30 major US markets, including industrial, multifamily, retail, office, and data centers. This acquisition marks a significant investment in the Phoenix market, which is experiencing strong demand for high-quality industrial space.
