eeline Holdings, Inc., a digital mortgage platform that streamlines the path to homeownership, has announced a groundbreaking milestone in blockchain-driven real estate finance. Its subsidiary, Beeline Title holdings, Inc., successfully closed a residential transaction funded by the sale of a cryptocurrency token backed by real property. This achievement marks a significant step towards integrating decentralized finance with traditional title and escrow services.
According to Nick Liuzza, CEO of Beeline Holdings, several mortgage lenders are developing funding models that convert cryptocurrencies to U.S. dollars at closing. However, for these models to function at scale, they require a title company that understands blockchain transactions and has the infrastructure to disburse and reconcile them in compliance with federal and state regulations.
Beeline Title's cryptocurrency-enabled transaction is just the beginning of a broader rollout. Beeline Loans, Inc., another subsidiary, plans to launch a Fractional Sale of equity product leveraging the crypto ecosystem in early August 2025. Beeline Title will provide title and closing services for each transaction unless borrowers opt for an outside title company.
Beeline's Linear Title platform, one of the largest privately held title agencies in the U.S., has closed over one million transactions across all 50 states since 2019. This new platform is an extension of that expertise, tailored to the next generation of mortgage transactions.
