Dual Ceremony Marks Completion of New VRE Parking Garage

n November 16, the Potomac Shores community celebrated two significant milestones: the completion of the VRE Station garage and the groundbreaking for the Station House. The ceremony marked a major step forward in bringing retail investment to the Marketplace corridor within the Potomac Shores Town Center.

    Executives from Biddle Real Estate Ventures (BREV) and KLNB Commercial Real Estate Services, along with members of the Prince William Board of County Supervisors and local community leaders, attended the event. The $24 million VRE Station garage features 350 parking spaces across three below-ground levels, accommodating VRE ridership and retail patrons.

    The Station House, a 20,000 square-foot building, will offer stunning views of the Potomac River and over 15,000 square-feet of retail space on two levels. The upper level is designed for restaurants with indoor and outdoor dining areas, while the first floor features flexible retail space suitable for various uses.

    Construction of the Station House is expected to spur additional retail investment in the Marketplace corridor, which will eventually accommodate up to 1 million square feet of commercial space. Peter Chavkin, Managing Member of BREV, expressed gratitude for the leadership of the Prince William Board of County Supervisors and emphasized the importance of welcoming VRE service to Potomac Shores.

    Dallon Cheney, retail broker for Potomac Shores, highlighted the unprecedented retail opportunities at the site, which offers a built-in customer base, stunning views, and superb transportation access. Local officials praised the development as a major step forward in economic growth and transportation access for Prince William County.

    The VRE Garage and Station House were designed by Core Architecture, with L.F. Jennings serving as the builder. The project is expected to be complete in Q4 2025, pending the completion of adjacent land acquisition from CSX by the Virginia Passenger Rail Authority (VPRA).
