Preemptive Action: Anticipating and Addressing Challenges

When cooler heads prevail: making smart decisions in uncertain times.

When cooler heads prevail, whether in fording a stream or buying a house.

As a Realtor navigating the highly-competitive Bay Area Real Estate Market, I've learned that homeownership is a complex and emotional journey. Recently, a caller demanded that we "control" the buyers, but this approach often backfires. In reality, setting reasonable expectations should happen during negotiations or before entering into contract. This can be achieved through clear instructions in the MLS, Disclosure Package, or counter-offers.

Once a ratified contract is signed, it's essential to enter into agreements with flexibility and goodwill. A win/lose mentality can lead to short-term gains but long-term losses. Kindness, civility, and generosity will take you further than being unreasonable. As my mother used to say, "You catch more flies with honey."

After escrow closes, parties may still need vital information from each other. Playing nice along the way increases the likelihood of cooperation. However, be aware that asking for extensions or changes can come with financial consequences. It's reasonable to ask the non-offending party to absorb unexpected costs, but people are more negotiable when explanations are timely and transparent.

When faced with unexpected delays, it's essential to communicate openly and honestly. Your Realtor should be your first call in case things go sideways. With experience navigating complex transactions, we'll help you through any challenges that arise. Remember, kindness and cooperation will take you further than being unreasonable.
