wC has secured a 10-year lease renewal for its downtown Chicago space in the Irvine Company-owned 1 North Wacker Drive. The accounting firm will maintain its 280,000-square-foot presence in the building, which is now 91% leased. CBRE represented PwC in the deal, while Irvine was self-represented.
The extension is significant, as it marks one of the largest downtown renewals in recent years. According to Laura Thonn, managing partner of PwC's Chicago office, the decision was driven by high employee attendance and a commitment to in-office culture for its 4,000 local employees. "We need that space to continue supporting our people," she said.
Irvine has invested $10 million in enhancing the building's amenities since acquiring it in 2015. The company recently extended a lease with law firm Barnes & Thornburg, which expanded its space by 96,000 square feet. This deal follows UBS' decision to slash its footprint in the tower. Despite Chicago's office market experiencing a decline in occupancy since 2020, Irvine remains confident in the building's appeal.
