he Pueblo real estate market is showing signs of improvement as spring approaches, with realtors hosting open house events to showcase available homes. According to Dave Anderson, spokesperson for the Pueblo Association of Realtors, there's positive activity across the market, with an increase in showings and a growing number of buyers viewing properties.
Inventory levels are up 14.5% from February 2024, and new listings have increased by 10.3% year-over-year. Anderson notes that this is a crucial step towards more sales, as it provides potential buyers with more options.
Statewide, the number of single-family homes hitting the market rose to 6,937 between January and February, a 3.6% month-to-month increase and an 8.3% jump from last year, according to Marty Schechter of the Colorado Association of Realtors.
Buyers are still being cautious, with sold listings down 21.2% in February compared to 2024 and 16.3% year-to-date. The median home price remained flat at $318,500, while the percent-of-list-price compared to the sold price ticked down slightly to 97.7%.
Looking ahead, Anderson expects interest rates to remain low, around 6%, for the next three to four months, influenced by the 10-year government treasury bond. New home builders are also being cautious but have applied for a few more building permits in February.
To capitalize on warmer days and increased buyer activity, local agents are hosting open houses, including a massive event hosted by RE/MAX of Pueblo on Saturday, March 15, featuring 27 homes.
