Real Estate Group Starts Building Harford County Distribution Center

hesapeake Real Estate Group (CREG), a full‑service commercial real‑estate firm in Anne Arundel County, has teamed with Sagard Real Estate to develop a 170,000‑sq‑ft industrial distribution complex at 1621 Clark Road in Havre de Grace. The speculative project is slated for completion in March 2026. Key features include 36‑ft clear ceilings, a 180‑ft truck court, 37 dock‑high loading bays, 51 trailer drops, 122 vehicle parking spaces, and a 2,500‑sq‑ft office suite.

    CREG President Jim Lighthizer said the site’s location in one of the country’s most dynamic logistics markets, combined with Harford County’s proximity to major infrastructure and talent pools, positions the development to attract tenants quickly. He noted the region’s limited future industrial pipeline and the scarcity of shovel‑ready sites, which further strengthen the project’s prospects.

    Sagard’s Tyler Williams highlighted the low industrial/warehouse vacancy rate in Harford and Cecil counties as evidence of a robust market. He added that the property’s placement within the Mid‑Atlantic and Northeast Corridor makes it an ideal hub for regional distribution and e‑commerce operations.

    The project will incorporate logistics technology and elements to meet distribution demands.
