The real estate landscape underwent a significant transformation in May when the National Association of Realtors resolved several class-action lawsuits regarding its compensation policies for sellers' and buyers' agents.
As part of the settlement, which took effect in mid-August, NAR agreed to pay $418 million in damages and modify how agents and realtors are compensated. This also entails substantial adjustments for both sellers and buyers.
Under the new guidelines, sellers are no longer obligated to cover agents' fees for buyers automatically, as per NAR. Meanwhile, buyers must sign contracts before exploring a property.
