Reconciling Time Zones: The Jet Lag Conundrum

Real estate follows a natural cycle, currently experiencing its own version of jet lag.

T
he Bay Area real estate market is experiencing a bit of jet lag, much like our own circadian rhythms. As Realtors, we're seeing the effects of this shift firsthand.

I recently returned from a week-long trip to England with my sister Jill, celebrating her upcoming 65th birthday and her impending retirement to Spain. It was a bittersweet experience, as I'll miss having her by my side. However, our time together reminded me that even in the midst of change, there's always something to be grateful for.

The real estate market, like life itself, is cyclical. We're currently experiencing a slowdown after the frenzied pace of 2021-2022, when interest rates were low and sales were hot. Now, with higher interest rates and economic uncertainty, buyers are taking a step back. This pause is not surprising, given that real estate tends to follow stock market trends by about six months.

In our weekly COMPASS meeting, we discussed the decline in loan applications and the decrease in buyer activity. It's as if everyone is experiencing their own version of jet lag, struggling to adjust to the new reality. The spring market typically peaks after the Super Bowl and then levels out, only to drop again after the Fourth of July.

Here in the East Bay, 2025 has seen mixed results, with some properties thriving while others struggle to attract interest. However, there's a growing trend of nesting, as people seek security and dependability in these uncertain times. Perhaps it's the desire for a sense of "home" that's driving this shift.

If you're considering entering the market during this pause, now may be the perfect time to act. With fewer buyers competing for properties, values are softening, making it an attractive opportunity for those who are ready to make a move. As your trusted Realtors and consultants, we're here to guide you through this process and help you navigate the complexities of the market.
