he Tamil Nadu Real Estate Regulatory Authority (TNRERA) has cracked down on misleading marketing tactics in the real estate sector. A new directive, issued on July 1, requires all advertisements to provide clear and verifiable information, giving homebuyers a more accurate understanding of properties before making a purchase decision.
Developers must now clearly display their name, office address, contact details, and project location as approved by the sanctioned layout. Time estimates like "10 minutes from airport" have been banned due to their subjective nature. All advertisements, including print, digital, outdoor, and social media, must prominently feature the project's TNRERA registration number, a QR code, and a link to the Authority's website.
The registration number and QR code must be displayed at the top-right corner of the ad in font size 12 or larger. Even small advertisements like brochures, flyers, and digital posts are subject to these guidelines. The regulator's message is clear: no more vague descriptions or buried disclaimers. With housing being a significant investment for many Indians, TNRERA's new rules aim to create a more transparent real estate ecosystem.
