ueblo County's 2024 real estate market closed on a bittersweet note, with both positive and negative trends emerging from the data compiled by the Colorado Association of Realtors. On one hand, the number of homes entering the market increased by 2.8% compared to 2023, reaching a total of 3,560 listings. The median sale price also rose by 2.9%, settling at $314,000.

    However, the number of sold homes took a hit, plummeting by 8.6% to 2,127 units. This decline was accompanied by an increase in the time it took for properties to sell, with the median days on market rising by 7.1% to 91 days. The association also noted a significant surge in inventory within the $200,000-$299,000 price range, which grew by 29% to 209 homes.

    Looking ahead to 2025, Fannie Mae economists predict that mortgage rates will dip modestly but remain above 6%, with potential volatility on the horizon. This forecast may impact the local market's trajectory in the coming year.

    In other news, the CSU Pueblo Foundation celebrated a major milestone by surpassing its fundraising goal of $135 million for the "OverDrive" campaign. The effort, which began in 2019 and was rebranded in 2022 after reaching $95 million, has now raised an impressive $139 million. This achievement will support scholarships, facility improvements, and academic programming at CSU Pueblo.

    The foundation's assets have grown to nearly $70 million since its inception in 1954, with annual funding exceeding $6 million for scholarships, capital projects, and educational initiatives. The ThunderBowl Suite Expansion project, a $2.2 million endeavor designed by HGF Architects and constructed by H.W. Houston Construction, has already seen all seven new suites leased.

    The Southern Colorado Residential Rental Association will host a meeting on February 18 at the Pueblo Union Depot, focusing on new regulations for smoke and carbon monoxide detectors in rentals. Eric Moore, chief inspector for the Housing Authority of the City of Pueblo, will discuss requirements for subsidized rentals.

    El Pomar Foundation has donated thousands of dollars to various Pueblo nonprofit organizations, including Boys & Girls Clubs, Court Appointed Special Advocates, Catholic Charities, Habitat for Humanity, and Hope and Home. The Latino Chamber of Commerce is set to recognize outstanding community members and businesses at its 46th annual Dinner Dance Celebration on February 22.

    Registration is now open for the Nature and Wildlife Discovery Center's children's learning programs, which include the Earthkeeper Nature School and Outdoor Explorations Program. Pueblo County has also launched MyPuebloCounty, a digital platform allowing residents to manage property tax payments online with ease.
