    According to Brandon Eisner, head of research retail at Newmark, "Property developers need to design for consumer demand, envisioning what brands offer the services and experiences customers need." This approach is a departure from curating spaces that become stale due to one-size-fits-all designs.

    Mixed-use operators are adapting to changing consumer preferences by targeting younger shoppers, particularly Millennials and Gen Z. These demographics crave exceptional, non-commoditized experiences that capture their attention, said Stenn Parton, founder of Prism Places. Properties that offer joyful merchandise and engaging experiences can change the game and attract loyal customers.

    Developers are also creating gathering spaces to cater to shoppers' desire for socialization. Innovative amenities like pickleball courts, entertainment venues, green spaces hosting fitness classes and concerts, and even electric bike rentals are becoming increasingly popular.

    The focus on wellness is another trend driving consumer behavior. Local shopping centers that respond to consumers' health and wellness needs will attract returning and loyal visitors. Services expected by customers include access to medical services for themselves or pets, fitness classes, and alternative modes of transportation like electric bikes.

    As John Fahey, senior VP at SRS Real Estate Partners, noted, "Success relies on landlords with open minds" who are willing to incorporate new concepts and innovative ideas into their shopping centers. This approach will help achieve the right balance of retail and experiences, ultimately driving the overall health and longevity of the center.
