illionaires Simon and David Reuben are making their mark on Miami Beach's hospitality scene with the acquisition of the W South Beach for over $400 million through their London-based investment arm, Reuben Brothers. The 395-key hotel at 2201 Collins Avenue was sold by Aby Rosen and David Edelstein, who led New York-based firms RFR Realty and Tricap, respectively. Jeffrey Davis facilitated the deal on behalf of the sellers. The sale price works out to over $1,012 per room.
Reuben Brothers previously had a contract to purchase a majority stake in the W South Beach, but instead, Rosen and Edelstein are completely exiting after nearly two decades of ownership. Tricap co-developed the luxury resort with RFR Realty on a 3.5-acre site near the Bass Museum of Art and Miami City Ballet. The 20-story building was completed in 2009.
The acquisition marks an expansion of Reuben Brothers' South Florida hotel portfolio, which already includes the Chesterfield Hotel in Palm Beach, acquired for $42 million in 2022. The property is undergoing a renovation to reopen as The Vineta and join the Oetker Collection in 2025. In 2020, Reuben Brothers also bought a 25% stake in the JW Marriott Miami Turnberry Resort & Spa in Aventura, majority owned by Jeffrey Soffer's Fontainebleau Development.
