Ricki‑Lee Coulter Purchases $3.5M Sydney Residence

Singer Ricki‑Lee Coulter spent $3.5m on a new Sydney home in a top‑tier suburb, yet she won’t live there.

S
inger‑songwriter Ricki‑Lee Coulter and her husband, manager Richard Harrison, have turned into landlords in Sydney’s hottest precincts. The pair spent $3.505 million on a freshly renovated three‑bedroom, two‑bathroom terrace in Redfern, yet they have no immediate plans to live there. Instead, they’re targeting tenants at $1,650 a week, yielding a modest 2.45 % annual return. Coulter owns 99 % of the property.

The couple also own a luxury three‑bedroom apartment in The Residence, overlooking Hyde Park on the Sydney CBD fringe, which rents for about $4,000 a week. They sold their Avalon Beach home for $2.845 million in 2023 after a year of splitting time between the Northern Beaches and the city. The Residence is the same complex where Delta Goodrem holds a two‑bedroom unit bought for $4.8 million in 2018.

Redfern’s renovated terrace boasts a galley‑style gas stone kitchen with Bosch appliances, a casual living area opening onto a courtyard with a built‑in barbecue, and restored fireplaces in the front living and dining rooms. The 130 m² home sold through Ray White Touma Taylor in just over three weeks and is now listed for rent via Preferental, a new agency founded by Kate Lorden and Veronica Morgan.

According to PropTrack, the median price for a three‑bedroom house in Redfern is $2.2 million, up 3.7 % in the past year, and typical rentals for such terraces run around $1,100 a week, giving an annual gross yield of 2.6 %. Coulter’s Redfern property, priced at $3.5 million, sits well above the median, reflecting its premium renovations and location.
