roup RMC secured a new tenant for UnitedHealthcare's former office space in the Corridors II building at 2655 Warrenville Road. Ryerson, a Chicago-based metal distributor, leased 46,000 square feet of the 150,000-square-foot building. Cushman & Wakefield's Jordan Rovito and Dirk Riekse represented Ryerson, while CBRE's Peter Adamo and Adam Lawler represented Group RMC.
The Corridors II deal keeps the building nearly fully occupied despite UnitedHealthcare's departure earlier this year. The health insurance giant had downsized from 93,000 square feet to 51,000 square feet before vacating the space. Oak Street Health backfilled a portion of the former space in 2021.
The leasing success highlights Group RMC's strategy of enhancing amenities and making tenant improvements to attract businesses. This approach stands out among landlords unwilling to reinvest in properties that have declined in value. The office vacancy rate in suburban Chicago reached a record 32% at the end of last year, with over 4.5 million square feet of space emptied since 2020.
Ryerson's CEO plans to relocate to the company this fall from its current location at 1050 Warrenville Road. The three-story building changed ownership in 2021 after a foreclosure sale and is now owned by investor Jesse Spencer.
