160,000-square-foot speculative industrial warehouse is under construction in Chicago's historic Pullman neighborhood as part of the larger Pullman Park revitalization project. Minneapolis-based developer Ryan Companies, partnered with New York firms Namdar Realty Group and Mason Asset Management, is building the facility at 10800 South Doty Avenue on Chicago's South Side.
The spec warehouse will feature modern industrial design elements suitable for warehousing, distribution or light manufacturing, along with outdoor amenities such as dining areas and green spaces. As a speculative project, no tenants have been secured yet. Construction is expected to be completed by next August.
Located within the 50-acre Pullman Crossings development, this facility marks the fourth and final phase of the project. The Pullman neighborhood has undergone significant transformation since the 1960s, with the Pullman Park initiative driving progress through master-planned revitalization efforts. This includes welcoming businesses like Amazon, Whole Foods, Method, and Gotham Greens, generating thousands of jobs.
The Pullman Park project has already brought over 685,000 square feet of industrial space to the area, with Ryan Companies starting construction on a previous phase just several months ago.
