San Jose apartment complex sold in major $50 million transaction

South Bay residential property investor finds buyer in San Jose apartment complex deal.

an Jose's Fountain Park has been sold for $52 million, according to documents filed with the Santa Clara County Recorder's Office on August 29. The residential complex at 1028 South De Anza Blvd. is now owned by Sack Capital Partners, a San Francisco-based real estate firm that specializes in apartment properties.

    Sack Capital Partners manages a portfolio of approximately 3,000 apartments and condominiums across 15 Western US cities. Las Palmas Housing, a nonprofit focused on affordable rental housing for seniors and families, is also part of the ownership group.

    Fountain Park, built in 1974, features 164 units. The sale price works out to about $317,100 per unit, significantly lower than the recent $390,300 per unit paid for Park Kiley, a 948-unit apartment complex sold just days earlier for $370 million.
