Washington agents Londa Sherwood‑Austin and David Austin say discussions about haunted properties are common, yet sellers aren’t legally required to reveal such claims. “There’s no law governing paranormal activity in Washington,” Sherwood‑Austin explains, and the state also imposes no disclosure for deaths—natural, suicide, or murder. While honesty remains a realtor’s duty, ghostly encounters are not deemed material facts under state law.

    The duo reports feeling a palpable, inexplicable energy in some homes. “We were touring a house on the Yakima River,” David Austin recalls. “A sudden, unsettling chill hit us at the door—no audible warning, but it felt like a clear sign to leave.” They eventually exited, agreeing, “Let’s get out of here.”

    Clients often take extra measures to ensure comfort: smudging, prayer circles, or inscribing Bible verses on framing before construction.
