Moroccanoil deal pushes tower to 91.5% lease of 1.1M sq ft, surpassing 90% mark from 85% in Jan.

L Green’s 1185 Sixth Ave., between 46th and 47th Streets, just hit a 91.5 % occupancy rate after Moroccanoil signed a 10‑year lease for 39,799 sq ft across the 33rd floor and part of the 32nd. The deal lifts the tower’s commitment from 85 % in January to 91.5 % of its 1.1 million‑sq‑ft space. Moroccanoil is relocating from 135 E. 57th, which is being converted to apartments, and the asking rent was $118 per sq ft. The building also welcomed Carnegie Diner on the ground floor, opening after a Con Ed gas‑approval hold, while the Greek‑style Delos will open next month at the 47th‑Street corner. Other tenants include Syska Hennessey, Industrial & Commercial Bank of China, and Hartree Partners, and 180,000 sq ft were signed in 2024. Cushman & Wakefield represented Moroccanoil; Newmark handled SL Green.
