outh Florida's top 10 hotel sales of the past year saw major institutional players take control of luxury waterfront resorts. The combined value of these deals reached a record-breaking $1.5 billion, surpassing last year's total by $1 million. On average, each room sold for $545,000.

    1. Miami Beach | Reuben Brothers: The London-based duo acquired the W Hotel South Beach at 2201 Collins Avenue from New York developers Aby Rosen and David Edelstein for over $400 million.

    2. Key Biscayne | Gencom: Gencom, led by Karim Alibhai, purchased the Ritz-Carlton Key Biscayne for $400 million, breaking down to $1,374 per room.

    3. Manalapan | Lawrence Investments: Billionaire Larry Ellison's firm acquired Eau Palm Beach Resort & Spa for $317.5 million, or $1,204 per room.

    4. Fort Lauderdale | Blackstone: The New York-based investment giant paid $97.7 million for the W Fort Lauderdale, or roughly $282,000 per room.

    5. North Bay Village | Continuum Company: Ian Bruce Eichner's firm acquired a 198-room Best Western hotel for $73.5 million, or $378,787 per room.

    6. Delray Beach | Tmgoc Ventures and Certares Management: The joint venture paid $57.7 million for the Ray Hotel Delray Beach, Curio Collection, or $409,219 per room.

    7. Miami Beach | Elliott Investment Management: The West Palm Beach-based firm acquired the Gates Hotel South Beach for $53 million, or $230,435 per room.

    8. Jupiter | JW Marriott Family Enterprises: An entity tied to JW Marriott acquired the Courtyard Palm Beach Jupiter for $38 million, or $162,891 per key.

    9. Miami | MG Developer: The Coral Gables-based firm paid $36 million for a Sonesta-branded hotel near Miami International Airport, or $204,545 per key.

    10. Dania Beach | Fortress Investment Group: Led by David Mason, the New York-based firm acquired Le Méridien Dania Beach at Fort Lauderdale Airport in a UCC foreclosure auction for $30 million, or $241,935 per room.
