rixmor Property Group, a New York-based developer, has unveiled plans to revamp the Britton Plaza in South Tampa. The renovation aims to transform the shopping center into a walkable district with a diverse mix of retail tenants, including value-based brands like Marshall's and a Publix Super Market. The goal is to attract shoppers seeking everyday goods and services, as well as draw in more upscale brands.
The current plaza features a Publix, Burlington, Michaels, Pet Super Market, Marshalls, Dollar Tree, and a doctor's office. Several spaces are available for rent, including the former Tuesday Morning location. Britton Plaza draws 3 million shoppers annually, according to Brixmor data from last year.
Brixmor spokesperson Kristen Moore stated that the company conducted a survey of nearby residents, who expressed interest in enhancing the center's tenant mix and overall experience while maintaining its value and convenience appeal. However, some small businesses renting space at Britton Plaza fear they may be priced out or forced to relocate when construction begins.
The Missing Piece furniture consignment store has been a tenant for over 20 years, but owner Barbara Batsavage worries that customers will assume she'll have to leave after the renderings were released. Kyle Bailey, owner of Replay Guitar, recently re-negotiated his lease with Brixmor and will stay at the plaza for two more years, but expects to move elsewhere once redevelopment starts.
Bailey suspects that Brixmor is renewing leases now to continue collecting revenue from Britton Plaza before starting construction. He worries that lease prices will rise and that he'll be evicted once permits are obtained. Moore did not comment on potential rent hikes, stating that the company is still exploring options based on resident feedback and retail interest.
Bailey is struggling to find another affordable space in South Tampa, while Batsavage hopes that Brixmor will simply refurbish the plaza rather than undertake major construction. She expects no significant changes for two to three years and hopes to stay at Britton Plaza as long as possible.
