    Fewer listings highlight properties. Festive staging, a cozy interior, and neighborhood décor can create an emotional bond, tipping the scales in a less crowded market, Kersting says.

    Logistical hurdles remain: open houses are rarer, inspectors and appraisers may be scarce, and holiday schedules can delay processes. “Patience is key,” she advises. “Respect the seller’s time, keep showings concise, and ensure buyers are pre‑approved.” Sellers should keep walkways clear, provide a boot‑and‑coat station, shoe covers, and a warm interior. Highlighting garage and storage spaces also leaves a lasting impression.

    Chaffee County’s winter attracts those who love mountain life and outdoor adventures. “The holiday season attracts winter‑weather enthusiasts,” Kersting notes. Sellers during this period often negotiate more freely, accepting contingencies or extended possession timelines.
