SRS Partners Finalizes $2.765M Ground Lease Sale of San Bernardino Dutch Bros Property

RS Real Estate Partners has completed the sale of a single-tenant net-leased Dutch Bros. Coffee property in San Bernardino, California for $2.765 million. The ground lease transaction closed at a 4.52% cap rate, one of the lowest rates for a Dutch Bros. STNL property nationwide this year.

    SRS Capital Markets' Patrick Luther and Matthew Mousavi represented the seller, an affiliate of Paragon Commercial Group, while JT Real Estate Group represented the buyer, a private California investor completing a 1031 exchange.

    The newly constructed 950-square-foot Dutch Bros. location is situated on 1.09 acres and features a corporate-guaranteed ground lease with approximately 15 years remaining. The lease includes options to extend and requires the tenant to cover all expenses, making it an ideal investment for passive investors.

    "This property offered a brand-new, management-free opportunity in a high-traffic area near Interstate 215 and California State University," said Luther. The location benefits from strong crossover traffic from nearby national retailers and a densely populated trade area with over 259,000 residents within a five-mile radius.
