RS Real Estate Partners expands its industrial footprint in Southern California with a new leadership team, underscoring the firm’s national growth strategy. The move brings seasoned professionals from Colliers and other top firms to the region.
Richard Schwartz, Executive Vice President and Senior Managing Principal, will head SRS Industrial in Southern California. He joins forces with Joey Reaume, Executive Vice President and Principal, to drive client service and business development. Nick Moscicki, Vice President, completes the trio. Together, they have closed more than $5 billion in industrial sales and leasing deals and are known for advising high‑profile occupiers, investors, and developers across the San Gabriel Valley and West Inland Empire.
“This expansion solidifies our industrial presence in a key market and supports our goal of building a comprehensive platform across all service lines,” said Garrett Colburn, President of SRS Real Estate Partners. “Richard, Joey, and Nick bring deep expertise and relationships that align with our nationwide growth strategy.”

Schwartz brings two decades of experience in leasing and selling industrial properties in Southern California. Prior to SRS, he was a senior leader at Colliers for over 15 years and began his career at Grubb & Ellis. He holds a B.A. in mass communications and sociology from UC Davis and is an active member of the Association of Industrial Realtors (AIR CRE), SIOR, and NAIOP.
Reaume advises institutions, investors, developers, and users on value‑add investments, land development, NNN lease negotiations, and institutional dispositions. His background includes senior roles at Colliers and CBRE, and he earned a B.S. in finance from the Eller College of Management at the University of Arizona. He is also a member of AIR CRE and NAIOP’s Young Professionals Group.
