RS Real Estate Partners has closed the $5.95 million sale of a new retail building in Winchester, California. The 7,226-square-foot property, located at 35974 Winchester Road within French Valley Marketplace, features Panera Bread and Toro Sushi as long-term tenants, with one available unit. The seller, a Southern California-based private developer, was represented by SRS Capital Markets' Matthew Mousavi, Patrick Luther, and Jack Cornell.

    The buyer, a La Jolla-based private investor, utilized a 1031 exchange for the purchase. The sale achieved a cap rate of 5.92% and included a new loan on the property. This transaction marks another step in the break-up strategy of French Valley Marketplace, with one remaining pad available for sale.
