taten Island's North Shore is poised to become home to New York City's largest mass timber residential development, a massive mixed-income housing project announced by Mayor Eric Adams and the city's Economic Development Corporation. Artimus and Phoenix Realty Group will lead the 500-unit development on two vacant sites along the Stapleton waterfront.
The project aligns with Adams' vision for the North Shore, which includes building affordable homes, reducing carbon emissions, and transforming the area into a vibrant mixed-use community. One quarter of the units will be designated as affordable, available to households earning between 40% to 80% of the area median income.
Mass timber, made from engineered wood, is a sustainable alternative to traditional construction materials. It reduces the project's carbon footprint, speeds up construction time, and weighs less than steel or concrete. The development is part of Adams' $400 million investment in the North Shore, which aims to build 2,400 homes, create over 7,500 jobs, and generate $3.8 billion in economic impact over 30 years.
The project marks a new chapter for Staten Island's waterfront, which has been underdeveloped for too long. State Assemblymember Charles D. Fall praised the development as a step towards creating a sustainable community that serves residents for generations to come. Construction is expected to start in 2027, making it the first publicly awarded mass timber project at scale in the Northeast United States.
