Suburban haven near NYC: Bayville emerges as affordable Hamptons alternative

Mayor says village is a destination, not just a pass-through.

ayville is a charming, down-to-earth hamlet that offers an authentic alternative to the more expensive Hamptons. "It's a great place to own a beautiful home on the water without breaking the bank," says Nancy Cuite, a broker with Berkshire Hathaway Home Services. With its 5 miles of coastline and beaches overlooking Long Island Sound and Oyster Bay Harbor, Bayville boasts a marina, waterfront homes, restaurants, and active youth sports programs.

    The hamlet's quiet atmosphere is due in part to its limited access points, which keeps it free from through traffic. "It's not really a thru village; it's a destination spot," says Mayor Steve Minicozzi. Annual events like the Christmas tree lighting, Memorial Day parade, and summer festivals at Ransom Beach are popular with residents, who appreciate the community's close-knit feel.

    Bayville Avenue is the hamlet's main thoroughfare, lined with shops, restaurants, and businesses. The area was originally settled in 1658 by English leader Daniel Whitehead, who purchased land from the Matinecock Indians. Over time, the farming community gave way to a summer resort of small cottages and grand estates.

    Today, waterfront restaurants, catering halls, and Bayville Adventure Park draw visitors to the area. However, local ordinance prohibits chain stores in the village. Buyers can find a range of homes, from small bungalows to expansive waterfront estates.

    According to recent data, there were 32 home sales between January 2024 and January 2025, with a median sale price of $827,500. Currently, there are no condos or co-ops on the market.
