umitomo Realty & Development is revamping its InterContinental Century City hotel in Los Angeles for $98 million. The Tokyo-based investor has filed plans to renovate the 17-story, 375-room hotel at 2151 Avenue of the Stars, next to Fox Studios. The project includes makeovers to building infrastructure, public areas, guestrooms, restaurants, and meeting rooms. A new pool bar, restrooms, and boardroom will be added on the second floor, while one guest room suite will be converted into an office for human resources staff.
The renovation also features a new trellis at the ground floor, as well as updated "hardscaping" such as rocks, gravel, and wood, and landscaping. Sumitomo Realty bought the hotel in 1989 for $85 million and shut it down in March 2020 due to the pandemic. The Los Angeles Department of Building and Safety has issued a construction permit for the project, designed by Gensler with Pankow Builders on construction.
Sumitomo Real Estate & Development is one of Japan's largest developers, with $44 billion in assets under management. Next door, Fox Studios is undergoing a $1.5-billion overhaul, including the addition of nine new soundstages. The project timeline and reopening date for the InterContinental Century City hotel have not been disclosed.
