uxury residential agents had a busy week as Los Angeles County saw an increase in signed contracts for homes worth $4 million or more, totaling $243.7 million for the week ended Sept. 1, according to the Eklund Weekly Luxury Report L.A. The report tracks properties listed in the MLS with asking prices of $4 million or more. Beverly Hills properties took the top two spots in the roundup, with 1240 Shadow Hill Way leading the pack at an asking price just under $25 million. The seller is Nahor Properties, led by Rohan Oza, a "Shark Tank" cast member known for building the Vitaminwater and Smartwater brands. The contemporary-style home boasts six bedrooms, seven baths, an 80-foot pool, home theater, and guest house. The second-largest contract was for 814 North Whittier Drive in the Beverly Hills Flats neighborhood, listed at just under $18 million. The seller is a trust tied to Los Angeles socialite Crystal Moffett Lourd, and the property features five bedrooms, eight baths, a professional-grade kitchen, saltwater pool, BBQ area, and sports court. The Eklund report also noted that single-family homes dominated the market's activity, accounting for 26 of the 28 contracts, with an average price per square foot of $1,377. The remaining two contracts were for condos, available for an average of 64 days and an average price per square foot of $2,250.
