ummit County's luxury market took a notable dip in 2024, with the most expensive home sale coming in at $10.9 million, a whopping $6 million shy of the all-time record. This 7,289-square-foot estate on Golden Age Drive in Breckenridge, sold by Jon Clark, marked a significant shift from the previous year's top sale, which fetched $12 million.
While the luxury market may have cooled down, buyers still had an upper hand in negotiations, with many properties selling for less than their original listing prices. In fact, every property in the top five most expensive home sales of 2024 was bought for a lower price tag. This trend can be attributed to the increased inventory and buyers' ability to shop around.
Real estate agents like Lou Cirillo note that luxury buyers are no longer just focused on location; they're also looking for high-end amenities such as custom pizza ovens, heated driveways, and wine cellars. However, this shift in buyer preferences hasn't trickled down to the broader market, which saw a minimal median price increase year-over-year.
According to Dishon Lutz, Summit-based real estate agent, the industry is expecting luxury homes to sell in the $8 million to $10 million range. While sellers may have been unrealistic about their pricing expectations in 2024, buyers were more cautious and willing to negotiate. As a result, concessions and price cuts became more common.
The market's shift can be attributed to the increased inventory and buyers' growing confidence in their negotiating power. With housing inventory up and days on market rising, buyers had more opportunities to find properties that met their needs and budgets. This trend is expected to continue into 2025, with real estate agents feeling more optimistic about the upcoming year.
