ort Partners is moving forward with plans to develop a new oceanfront condo project, Surf House, in Surfside. The company secured a $110.7 million construction loan from Athene Annuity & Life Company, led by Apollo Global Real Estate Management, to build an 11-story, 17-unit building at 8995 Collins Avenue. Fort Partners acquired the site for $60 million in April and has already demolished an aging condo building on adjacent land.
The new project is designed by Kobi Karp, who also designed the nearby Four Seasons-branded developments that Fort Partners completed in 2017. The company recently paid off a $36 million loan from Synovus Bank backed by the same site. Fort Partners now owns all of the Four Seasons-branded hotels and residential developments in South Florida.
In addition to Surf House, Fort Partners is planning another condo project at 9163-9165 Collins Avenue, an 11-story building with 14 units. The company also partnered with Ugo Colombo's CMC Group on a boutique Four Seasons-branded condo building in Miami's Coconut Grove, which they are preselling.
