ashville residents are being bombarded with unwanted calls, texts, and emails from real estate developers trying to buy their properties. To put an end to this harassment, State Sen. Charlane Oliver (D - Nashville) introduced the Tennessee Homebuyer Harassment Prevention Act in January. The bill aims to protect homeowners from being constantly contacted by out-of-state developers looking for a quick profit.
Under the proposed law, no entity can contact a property owner more than once a year with an unsolicited offer or request to buy their home. This includes phone calls, texts, emails, mail, and any other form of communication. If a homeowner believes they're being harassed, they can file a complaint with the Consumer Affairs Division in the Office of the Attorney General and Reporter.
The division will review the complaint within 20 business days. If found guilty, the solicitor could face a civil penalty of up to $2,000 per violation. The bill has already passed first and second consideration and is set for a vote on Monday's Senate agenda. A similar bill has been introduced in the House.
