erravet Real Estate Solutions, a premier group focused on veterinary real estate, has finalized a $7.75 million purchase of Eastern Animal Hospital in Baltimore, expanding its portfolio of purpose‑built facilities. The 16,433‑square‑foot site houses one of the region’s leading general‑practice veterinary clinics, offering urgent and emergency care, dentistry, behavioral medicine, diagnostics, laboratory services, and an on‑site pharmacy.

    “Finding a facility that combines exceptional design, prime location, and a high‑performing practice is uncommon,” said Terravet CEO Daniel Eisenstadt. “Eastern Animal Hospital sets a new standard for urban veterinary real estate and exemplifies the long‑term, value‑driven assets we seek.”

    The building’s flexible layout supports both clinical and ancillary services and can accommodate future expansion. Located at 6575 Eastern Ave., it sits in a dense urban corridor, easily reachable for pet owners across the city and surrounding areas.

    Constructed in 2019 by Whiting‑Turner Contracting, the hospital reflects the contractor’s quality standards seen in projects such as the Kennedy Space Center Visitor Complex, the Marine Forces Special Operations Command headquarters, the University of Virginia’s Rotunda, and Under Armour’s Baltimore headquarters.

    Eastern Animal Hospital now joins Terravet’s REIT, a private investment trust that owns over 650,000 sq ft of purpose‑built medical properties. The REIT focuses on acquiring top‑tier assets that support high‑quality care, offering practice owners the opportunity to exchange their real estate for diversified shares through tax‑deferred UPREIT transactions.

    This acquisition follows recent purchases in California, Georgia, Mississippi, and Washington, reinforcing Terravet’s strategy of securing geographically relevant veterinary real estate that delivers operational resilience and long‑term value. With the deal, Terravet now owns and manages more than 1.5 million sq ft of veterinary property nationwide.
