The Future of Appraisals: A Shift in the Making

Lenders to phase in new appraisal reporting for GSE-conforming loans starting September, agents play key role.

or decades, mortgage appraisals have been reported using a traditional form designed for typewriters. Although web-based platforms are now used to complete these forms, they remain rigid and often lack space for appraisers to provide essential information. This can lead to the frustrating "See addendum" notation, requiring readers to sift through lengthy freeform text to find what they need.

    Starting in September 2025, this will change with the introduction of the Uniform Appraisal Dataset (UAD 3.6). Spearheaded by Fannie Mae and Freddie Mac under the Federal Housing Finance Agency's direction, UAD 3.6 aligns appraisal data with current mortgage industry standards. This new structure enables dynamic reporting, making information more accessible to readers while increasing discrete data points for internal analysis.

    Under UAD 3.6, appraisal reports will feature a standard front page including property summary, photo, description, and appraisal type. The interior section will provide detailed commentary on photos, with condition and quality broken down by exterior and interior areas. Additional information sections will appear only when necessary, such as for accessory dwelling units.

    Appraisers are preparing for the transition, but it won't be easy. A 14-month rollout period has been allowed to accommodate software changes and ensure a smooth transition. Agents can play a crucial role in providing relevant information upfront, helping appraisers complete reports efficiently and preventing delays.

    The UAD 3.6 will bring significant changes to appraisal reporting, from required datapoints to the presentation of results. Some lenders will begin using the new form as early as September 2025, with mandatory adoption for Fannie Mae and Freddie Mac loans by November 2026.
