The Intersection of AI and Real Estate Market Trends

Artificial intelligence is ubiquitous, transforming daily life in unexpected ways and requiring a significant learning curve.

A
rtificial intelligence is transforming our daily lives in ways we never could have imagined. As with any groundbreaking technology, there's a lot to learn about how AI can be both beneficial and detrimental to us.

I recently attended a seminar where the president of the California Mortgage Association, Brad Laddusaw, showcased a video that left me stunned. Arnold Schwarzenegger appeared in a deep fake created by AI, praising Brad as a "tough guy." The video was so convincing that I initially thought it was real. This is just one example of how AI can be used to deceive us.

The dark side of AI is its potential for manipulation. With AI-powered tools, people can easily create fake images and videos that make properties look more appealing than they actually are. This raises concerns about the authenticity of online listings and the risk of homebuyers being misled by false information.

In the past, our biggest worry in real estate fraud was hackers impersonating individuals through email accounts. Now, with AI, the stakes are even higher. Prospective buyers need to be cautious when searching for properties online, as AI can be used to create fake staging, add people to photos or videos, and even change the exterior of a property.

State legislators are debating whether to require disclosure of photo manipulation in real estate listings. However, it's challenging to determine what constitutes excessive editing. Should a photographer disclose removing a minor blemish from a portrait? The solution may be to work with a trusted Realtor who can guide you through this complex landscape.

As AI continues to evolve, it will become increasingly difficult to distinguish fact from fiction. In real estate, building personal relationships with your agent is crucial in navigating this rapidly changing world.
