ilman Fertitta, owner of the Houston Rockets and CEO of Landry's restaurants, is planning a major expansion to the River Oaks District. Having acquired the property in March, Fertitta aims to revamp the 663,400-square-foot complex into a premier retail destination. The existing space features over 300,000 square feet of luxury retail, 67,000 square feet of office space, and nearly 280 upscale apartments.
Fertitta's plans for River Oaks District 2.0 include incorporating a recently acquired 4.3-acre tract at 4702 Westheimer Road, which will provide outdoor gathering spaces and boutique-style retail. He intends to focus on creating more open areas that can serve as gathering spots or showcase luxury amenities. Since acquiring the property, Fertitta has already brought in high-profile tenants such as Azumi and L'Agence.
Fertitta's real estate portfolio in Houston includes The Post Oak development, anchored by Texas' only Forbes Double Five-Star Hotel and Spa. He also acquired a nine-story office building at 777 Post Oak Boulevard, which is being remodeled to enhance connectivity to the rest of the property. Fertitta's ambitions extend beyond River Oaks District, with plans to revamp his Hard Rock Hotel & Casino Lake Tahoe into a Golden Nugget by the end of the year.
