ary Barnett is combining two units at 50 West 66th Street to create a massive 7,000-square-foot condo with an asking price of $19.5 million. The unit was the most expensive home in Manhattan to secure a signed contract between January 13 and 19, according to Olshan Realty's weekly report. This deal tops last week's sales, where 23 properties in Manhattan priced at $4 million or more found buyers, down from 25 in the previous period.
The condo, Unit 7CD, is part of Extell Development's Lincoln Square project, which features indoor and outdoor pools, pickleball courts, and a dog-washing facility. Corcoran's Beth Benalloul and Hilary Landis had the listing, while Todd Lewin of Compass brought the buyer. The development faced controversy in 2019 when City Club of New York sued Barnett over zoning regulations and safety concerns.
The second priciest home to enter contract was a 6,600-square-foot apartment at 535 West End Avenue, priced at $16.5 million. This unit features six bedrooms, five bathrooms, a private elevator, and an 1,800-square-foot terrace. The building, also developed by Extell, offers amenities such as a doorman, fitness center, and garage.
In total, 23 properties in Manhattan found buyers last week, with 16 condos, four co-ops, and three townhouses. The combined asking price was $178 million, averaging $7.7 million per home and a median of $6.1 million. These homes spent an average of over 300 days on the market before being sold at a 5% discount from their original listing prices.
