Trammell Crow Acquires San Pedro Development Site with 281 Units

Trammell Crow takes over San Pedro apartment project, files revised plans for 281-unit, 8-story building.

rammell Crow has taken control of a project to build 281 apartments in San Pedro, assuming ownership from Holland Partner Group. The Dallas-based developer has filed revised plans for the eight-story building at 625 South Beacon Street, reducing its size while maintaining the number of residential units. Originally approved by Holland three years ago, the project included studio, one-, two- and three-bedroom apartments above ground-floor shops and restaurants, as well as a parking garage for 505 cars.

    Trammell Crow's revised plans cut the building floor area to 229,000 square feet from 338,000 square feet, reducing commercial space to 1,800 square feet from 2,300 square feet. Parking has been reduced to 363 cars in an above-grade garage. The project features a white and powder blue building with large corner windows, protruding balconies, and courtyards above its parking deck.

    This is Trammell Crow's second project in San Pedro, following the Vivo on Harbor complex at 511 South Harbor Boulevard. The company has also been approved to build District NoHo, a 2.2 million-square-foot development with nearly 1,600 homes, offices, and retail around the B Line subway terminus in North Hollywood. Trammell Crow is one of the largest developers in the US, having built or bought over 2,900 buildings containing 655 million square feet valued at more than $75 billion.
