he Treasure Coast's housing landscape underwent a significant shift in 2024, with sellers initially holding the reins but gradually relinquishing control as the year drew to a close. According to local Realtor associations, the surge in inventory has propelled the market toward a buyer-friendly environment.
"The pendulum swung from favoring sellers at the start of the year to a more balanced market by the end," observed Jennifer Bailey, president of Realtors Association Indian River County. "While sellers still benefited from appreciation, buyers gained negotiating power as inventory rose."
The increased number of homes on the market has created a competitive dynamic, with buyers enjoying more options and sellers facing stiffer competition.
"When inventory grows, it empowers buyers to make more informed decisions," noted Jonathan Lickstein, president of Broward, Palm Beaches & St. Lucie Realtors. "For sellers, this means longer wait times for sales, while buyers are poised to capitalize on the market's momentum."
In Indian River County, Vero Beach remained a hotspot, with Sebastian emerging as an attractive option for budget-conscious buyers. In Martin County, Jensen Beach and Port Salerno were top picks, while Tradition and Lakewood Park in St. Lucie County drew families seeking affordable options.
Home prices across the Treasure Coast saw modest increases in 2024, with median sale prices rising in Martin and Indian River counties. Meanwhile, home sales volumes fluctuated, with slight gains in Martin and Indian River counties but a decline in St. Lucie County.
The inventory of homes on the market expanded significantly across the region, with benchmark metrics indicating a shift toward a balanced market. In Martin, St. Lucie, and Indian River counties, the time to contract lengthened, signaling a more buyer-friendly environment.
As the Treasure Coast's housing market continues to evolve, buyers are poised to capitalize on increased options and negotiating power, while sellers must adapt to a more competitive landscape.
