new luxury social club, The Landing, is coming to the Two Rivers master-planned community in east Pasco and northeast Hillsborough counties. Developed by Eisenhower Property Group (EPG), this $27 million project aims to redefine resort-style living in the region with high-end amenities and exclusive membership.
Located on 6,000 acres, Two Rivers is a rapidly expanding development that's already making headlines for its ambitious plans. EPG has announced a golf course on the Hillsborough side, and a developer is eyeing a first-of-its-kind surf park on the Pasco side. The Landing will be situated near Zephyrhills, about a mile south of State Road 56 and a mile east of Morris Bridge Road.
The club's grand opening is planned for late 2026, following construction that's set to begin this summer. Spanning 23,000 square feet, The Landing will feature an array of amenities, including eight pickleball courts, four tennis courts, a fitness center with top-of-the-line equipment, and a private dining room.
A contemporary casual restaurant will serve meals throughout the day, while two pools – one lap pool and one resort-style pool with a water slide tower – cater to families. A large event lawn will host live performances and community gatherings, and a kid's area will provide a space for families to relax.
Membership in The Landing is exclusive to residents of select villages within Two Rivers, although nonresidents may apply on a limited basis in the future. EPG emphasizes that this independent management structure will ensure an elevated experience for members.
