allas City Council approved amendments to Hoque Global's University Hills project, paving the way for construction to start early next year. The changes increase public subsidies to $35.9 million and raise the developer's minimum investment to $62 million, with strict deadlines for land purchase, agreement execution, and construction financing. This will fund faster construction of a wastewater line and bring 1.5 million square feet of commercial space, a town center, and over 50 acres of green space to the area.

    The development, near the University of North Texas at Dallas, is already progressing with 580 lots sold for single-family homes and townhomes. Hoque Global aims to secure an anchor grocery store to meet community needs. The project's success will be contingent on meeting deadlines, as Assistant City Manager Robin Bentley warned that failure would terminate the deal.

    Dallas Regional Chamber President Dale Petroskey hailed the project as a catalyst for walkable urban development in Southern Dallas County, promoting economic mobility and a high quality of life in an underinvested area. Hoque Global's other notable projects include the Newpark district near City Hall and the office-to-hotel conversion of the Bank of America Plaza.
