According to a recent analysis by Pacaso, a co-ownership marketplace for second homes, the following counties are the hottest markets for high-end vacation properties in 2024:
1) Cape May County, New Jersey: This area has seen a meteoric rise in popularity, catapulting from outside the top 20 last year to the number one spot this year. Its iconic beach towns like Ocean City and Avalon have contributed to its success, with a staggering ratio of second homes to primary residences exceeding 150%.
2) Gulf County, Florida: Located on the Panhandle's West Coast, Gulf County is emerging as a top luxury home destination, offering prime oceanfront properties that are scarce in other hotspots.
3) Walton County, Florida: This area, which includes towns along 30A and Naples, is also gaining popularity among buyers seeking exclusivity and oceanfront living.
4) Barnstable County, Massachusetts: Home to iconic Cape Cod, this county has continued to see growth in vacation home purchases in 2024. Its charming beachside communities and historic ties have made it a popular destination for decades.
5) Collier County, Florida: With its favorable tax environment and yearning for more living space during the pandemic, Collier County on the West Coast of Florida became a popular destination for snowbirds. The average second home costs over $896,000 in this area, with notable cities like Naples and Marco Island driving demand.
