    Commercial real‑estate buyers are prioritizing building performance, with a sharp emphasis on operating expenses, indoor air quality, and energy efficiency, the National Association of REALTORS® (NAR) reports in its 2025 Commercial Sustainability Survey.

    “Agents now see sustainability as a key factor in buying, leasing, and selling,” says NAR Deputy Chief Economist Jessica Lautz. “Green‑certified properties command higher values and run more efficiently than non‑certified ones.” She adds that adaptive reuse—converting vacant or under‑used spaces into new uses, often residential—is becoming a creative way to boost housing supply and community amenities sustainably.

    The August 2025 survey of NAR’s commercial members revealed that when clients decide on a property, the most valued sustainable attributes are:

    - Utility and operating costs (32%)

    - Indoor air quality (26%)

    - Energy‑efficient windows and doors (25%)

    - Resilience to extreme weather (21%)

    - Efficient lighting (16%)

    Other highlights:

    - 55 % of agents view promoting energy efficiency in listings as very or somewhat valuable.

    - 30 % believe green certifications raise property values in their markets.

    - 37 % have completed training on sustainable commercial features such as energy‑efficient appliances, renewable systems, or eco‑friendly materials.

    - 32 % of brokerages have experience repurposing commercial buildings.

    Top sustainability concerns cited by agents:

    - Improving existing building efficiency (38 %, down from 43 % in 2024).

    - Valuing solar panels on a building (35 %, up from 22 % in 2024).

    - Understanding solar panel impacts on transactions (34 %, up from 27 % in 2024).
