ome prices in Ventura County remained relatively stable over the past year as the real estate market adjusted to post-pandemic and inflationary realities. According to California Association of Realtors data, the median price of existing single-family homes sold in November was $912,000, a 3% decrease from October and only 1.1% higher than the same month last year.
Statewide, the median home price dropped 4% from the previous month but rose 3.8% compared to November 2023. Ventura County's median home price is significantly higher than the state average, with Ojai boasting the highest prices at $1.92 million for just eight sales. Thousand Oaks also saw high prices, with a median of $1.06 million from 28 sales.
In contrast, Fillmore had the lowest prices in November, with a median of $676,000 from only two sales. Santa Paula's nine sales resulted in a median price of $730,000. Total home sales in Ventura County increased by 15.2% year-over-year but decreased by 19.4% from October to November.
Mortgage rates have been trending downward since peaking about a year ago and are now comparable to those seen in the fall of 2022. However, they remain higher than average over the past two decades.
