ive Iron Golf, an experiential retailer, has signed a lease for 15,000 square feet at Vornado Realty Trust's 1290 Sixth Avenue in Midtown Manhattan. The indoor golf simulator will feature golf simulators, a restaurant, and a bar, with a dedicated entrance on West 52nd Street. Both office tenants and customers will have access to the location, which is set to open late next year.
The lease was secured by CBRE's Anthony Dattoma and Compass' Jason Goode, representing Five Iron Golf. Vornado was represented in-house, with assistance from a Cushman & Wakefield team. The property, a 43-story, 2.1-million-square-foot building, is currently undergoing a $45 million renovation.
The office space at 1290 Sixth Avenue is roughly 90 percent leased, with notable tenants including Neuberger Berman, Linklaters, and King & Spalding. The Trump Organization owns a 30 percent stake in the property through a partnership that restricts a sale until 2044. Asking rents for office space at the building typically range from $95 to $105 per square foot.
This will be Five Iron Golf's sixth location in Manhattan, following a 30,000-square-foot lease at HJ Kalikow's 101 Park Avenue two years ago. The company has grand ambitions to expand internationally, with locations already opened in Singapore, Australia, and India.
