ory Duncan, a Waco‑born broker, is turning the Texas housing market into a stage for hip‑hop flair and fearless branding. Rather than just listing homes, he drops remix‑style rap videos, hosts viral tours in full rap gear, and has built a brand that feels as authentic as it is bold.
In a first‑ever live‑stream on “Mic Check with Micah,” Duncan sat with host Micah Wilson to explain his unconventional marketing tactics and the rapid rise of Haus Realty, his brokerage, and its new media arm, Haus Media. He explained that standing out means remixing familiar beats to spotlight properties. “You have to be different. Stand out, whatever that means for your personality,” he said. “For me, it’s remixing songs people already love and using that energy to spotlight these homes.”
A standout example is a rap‑infused tour of an Arlington listing. Using a 90s club anthem as the backdrop, Duncan rapped, “Got a link that you can fish in, you wishin’ maybe you could get a water view, I got you.” Filmed by Dalton Ross—who co‑founded House Media with Duncan—the video showcased the home’s features and nearby landmarks like AT&T Stadium and Six Flags, even featuring a performance from a sailboat on the community lake. Born and raised in Waco, Duncan attended Waco High, earned a bachelor’s at the University of Texas, and later an MBA from Baylor. A pivotal moment came when entrepreneur Paul J. Meyer told a 13‑year‑old Duncan he saw a future in real estate. “That was it for me,” Duncan said. Licensed in 2007 and a broker since 2011, he launched Haus Realty in early 2023, building a brand rooted in authenticity.
His motto—“Be You, Be Bold, Be Authentic”—shows through his community work, such as performing a Creed‑inspired karaoke routine in a muscle suit for a United Way fundraiser, and family‑friendly rap videos featuring his 5‑year‑old son, “Lil Haus Miles.” “Hopefully, in those videos, if nothing else, you see that we have fun,” he said. “That’s the culture I want for my business and the message I want to give my kids: be bold, be yourself, have fun.”
Duncan and his wife Kate, married for 13 years, have two children: Miles (5) and Allison (3). Fatherhood has sharpened his focus, making every marketing effort intentional and true to himself. “You start doing everything with more intention and thought,” he explained. “Even the marketing is about showing that being true to yourself is not just okay—it’s powerful.”
Haus Media, launched alongside Haus Realty, produces high‑end video content for businesses and influencers.
