Wenatchee's August residential sales up 18%, driven by $400k–$600k homes despite modest price dips.

acific Appraisal Associates released its August 2025 Wenatchee real‑estate snapshot. Residential sales jumped 18% over last August, and new listings were 18% higher for the first eight months of 2025 versus the same period a year earlier. Active inventory dipped 4% from July but was 7% higher than last August. The median sales price in August was $488 k, down 1% from the year‑to‑date median of $500 k. The average price from January to August was $563.5 k, a 3% decline from 2024. Most transactions fell in the $400‑$600 k band: 54 % of homes sold in that range, about 30 units per month between $400‑$500 k and 18 per month between $500‑$600 k.
