69.5 million is the asking price for a duplex penthouse at South Flagler House, a luxury condo complex on 1355 S. Flagler Drive in West Palm Beach. Designed by Robert A.M. Stern Architects—whose founder passed away last week—the 28‑story limestone towers echo Stern’s NYC masterpieces at 15 Central Park West and 220 Central Park South. The project, spearheaded by Stephen Ross of Related Ross, is part of the city’s shift into a finance and tech hub, with Goldman Sachs, J.P. Morgan and a future Vanderbilt University graduate campus nearby.
The penthouse spans 14,000 sq ft, with an additional 1,941 sq ft of outdoor space. It features five bedrooms plus a guest suite, 7½ baths, a great room overlooking the Intracoastal and Atlantic, a game room, gym, chef’s kitchen, and multiple alfresco areas. Double‑height ceilings add drama, and the master suite boasts a wrap‑around terrace with ocean views.
Related Ross is partnering with Rogers General Contracting for a “Rogers by Related Ross” program, allowing buyers of select South Flagler House units—scheduled for completion in 2027—to customize finishes as early as 2026. Rogers’ portfolio includes the award‑winning restoration of Aerin Lauder’s landmarked Palm Beach home.
Ross, speaking at the building’s topping‑off ceremony in late November, said, “We are building the next great community in the United States.” The South Flagler House marks Stern’s first Florida project and signals the maturation of West Palm Beach’s skyline.
